they would have no problem squeezing a 5-6 story 'L' shaped hotel back there, with small parking lot. and if includes frontage buildings, a huge hotel.

No KP, I'm not missing the point. I understand, and empathize with all that you have wrote.

I am not anti nutty park, soi sampan, or for that matter bars of any kind.

God only knows I've spent enough time and money in them, and have had mucho fun in them over the twenty-three years I've been associated with, and have lived in Thailand. :D

But, if what has been happening in Udon, over the last four years, is any indicator of the future development of the city... Then reality says...well, I'm not sure what it says. However, it is not saying there is a future for places like D&N and Nutty Park in that area of the city. IMO

As far as I'm concerned: Long Live D&N, Nutty Park, and the rest of the bars in Udon.

The only problem I can see is that if you move the Bars out of the central area is accommodation. Imagine all the Drunks (including me) who would have to drive home after a night with friends from ex k's instead of around the corner ....

if.............they all probably move over by RuySuk. at least all the tuk tuks will be happy, if needing a ride to downtown shopping / night markets.......sung roi baht.......WTF, it's only 1 km :cry:

do they really get much of a tourist trade, not repeat customers as your fine self. most would be expats, who have to drive anyway, or do that many live downtown. I haven't a clue. I don't know anyone within walking or tuk tuk distance.

Why don't they just cut all the intermediary steps and move the whole shebang to Nong Khai where it belongs? The reasons for Udon being an expat enclave have disappeared before current residents understood them. A border town ala Tijuana is the more likely solution. The sooner farangs realize they're Thailand's anti-negro, equally despised, but the opposite color, the faster the transition will take place. The movement is north to the border, the euphemism will reveal itself in due time.

Maybe Udon's downtown down & out expats are despised
but the expats I know are not in that group
and the thais don't despise me

You're making assumptions that don't carry with time.
Already there's been a shift in the demographic makeup of Udon expats.
More importantly, there's been a shift in Thai demographics in Udon.
A border farang enclave makes far more sense as China softly invades Udon Thani. This will happen in my lifetime.

I or the people I know aren't in the despised category, though also not regulars in the downtown bar / entertainment area. all in stable long term relationships either contributing, or staying out of the way. I'm the extreme later, hermitized.
